Aurum Estate

Features

Everything in the platform, module by module

13 modules, each with the capabilities you would otherwise be buying from a separate vendor — and, where a regulated activity is involved, the rules the module enforces rather than merely mentions. Everything below ships as part of the platform rather than as a professional-services engagement.

Modules

The 13 modules you license together

Adopt them in any order. They share one data model, which is why turning the next one on never requires a migration — and why a rental listing and a sale listing are the same record with different rules attached.
01

Property data core

One canonical property model that absorbs MLS/IDX feeds, agent entries, bulk imports, rental inventory, and proprietary off-market supply.

Capabilities

  • RESO Web API, CSV, SFTP, and manual ingest
  • Dedupe, geocode, and validate on ingest
  • Per-tenant visibility rules and gated tiers
  • Sale, rental, and land records in one schema

What this module enforces

  • Per-MLS display rules enforced at the field level
  • MLS-sourced buyer-broker compensation fields are stripped on ingest
02

Branded storefront

Every tenant gets its own themed marketplace on its own domain, with Buy, Rent, Sell, Off-market, and Find a pro surfaces and a search that works the way a buyer expects.

Capabilities

  • Buy / Rent / Sell / Off-market / Find a pro tabs
  • Subdomain or custom domain, per-tenant logo and palette
  • Saved searches with instant alerts
  • Analysis tools: rental yield, ARV, deal grade
  • Brokerage name and license number on every listing page

What this module enforces

  • IDX attribution rendered wherever MLS-sourced data appears
  • Equal Housing Opportunity statement is a fixed element, not removable
03

Lead routing & CRM

Every inquiry is attributed to a tenant, branch, and agent, then routed by coverage, rotation, or performance — with consent captured before anyone is contacted.

Capabilities

  • Coverage- and performance-based routing
  • Round-robin with SLA timers
  • Attribution log that survives the deal
  • Pipeline stages shared with the transaction record

What this module enforces

  • SMS and autodialed calls require prior express written consent in a separate, unchecked box
  • Opt-outs stop sends immediately and quiet hours are enforced
04

Offer & negotiation

A negotiation state machine where every counter is versioned, so the contract trail is always reconstructable — including the representation agreement behind it.

Capabilities

  • Buyer and seller side, both with agents
  • Submitted → countered → accepted → executed
  • Full counter-offer version history
  • Expiry, withdrawal, and escalation rules

What this module enforces

  • A written buyer representation agreement, with its compensation terms stated, is required before touring or offering with an agent
05

Rentals & leasing

Rental listings, applications, screening, lease signing, rent and deposit collection, renewals, and maintenance requests — with the per-jurisdiction rules wired into the workflow rather than into a checklist.

Capabilities

  • Rental listings with published screening criteria
  • FCRA-compliant screening and adverse action workflow
  • Lease templates, e-signature, and renewal tracking
  • Rent and deposit collection via a licensed payment partner
  • Maintenance requests with a status history

What this module enforces

  • Screening runs only through an FCRA-compliant consumer reporting agency, with written consent recorded on the application
  • A denied applicant triggers an adverse action notice workflow that cannot be skipped
  • Screening criteria are published before the application and exclude protected characteristics; source-of-income options respect states and cities that protect it
  • Total move-in cost is disclosed up front, with per-jurisdiction caps, refund rules, banned fees, and deposit limits
  • Any renter-facing fee is off by default and must be enabled per jurisdiction
06

Off-market inventory

Gated deal flow for investor audiences, with qualification tiers, deal analysis, and the MLS filing rules enforced before anything is exposed.

Capabilities

  • NDA and qualification gates by tier
  • Deal analyzer: ARV, rental yield, deal grade
  • Investor buyer lists you own
  • Configurable gated exposure limits per MLS

What this module enforces

  • A listing held by an MLS participant is filed as an office exclusive or the local pre-marketing status first, with a signed seller disclosure
  • Once the listing is publicly marketed it must be submitted to the MLS within one business day, which starts the clock in the workflow
  • The UI states that broad gated exposure may itself count as public marketing
07

Wholesale & assignments

Assignment and double-close workflow with a buyer list, tracked assignment fees, and a per-state rule set that decides whether a deal may publish at all.

Capabilities

  • Assignment contracts and double-close tracking
  • Assignment fee recorded on the deal, never collected by the platform
  • Buyer lists with saved searches and alerts
  • Per-state rule presets

What this module enforces

  • A per-state rule set — license required, disclosure required, or no special rule — gates publishing
  • Where required, the disclosure that the wholesaler holds an equitable interest rather than title is attached before publish
  • Illinois, Oklahoma, and Pennsylvania ship with regulated-activity rules pre-set
08

Lending

Consumer-initiated pre-qualification, a lender directory, a loan application handoff the consumer controls, and loan milestones tracked on the deal.

Capabilities

  • Lender directory with verified profiles and NMLS IDs
  • Consumer-initiated pre-qualification requests
  • Consumer-chosen loan application handoff
  • Loan milestone write-back onto the transaction

What this module enforces

  • The platform does not originate, broker, arrange, negotiate, or recommend a specific loan
  • Lenders are displayed in a directory, not ranked or matched, and the consumer always chooses
  • Lenders pay flat subscription or flat advertising at fair market value — never per lead, per application, or per closed loan
  • Affordability tools are labeled as estimates, not credit decisions
09

Service provider network

Agents, lenders, settlement, inspectors, appraisers, insurers, and movers as first-class participants: profiles, a directory inside each marketplace, onboarding, plans, and per-transaction scoped access.

Capabilities

  • Directory and profiles with license display
  • Provider onboarding and plan management
  • Moderated reviews
  • Request and booking intake from the deal or the consumer

What this module enforces

  • Settlement-service categories can only be assigned flat-fee plan types — no per-lead, per-referral, per-order, or per-loan pricing
  • Sponsored placements are labeled, never suppress the directory, and the consumer may choose a provider outside the marketplace
  • Licenses are verified before a provider can act and displayed on the profile
  • Affiliated Business Arrangement disclosures are triggered where the tenant has an ownership interest
10

Transaction & compliance

An accepted offer becomes a tracked transaction with deadlines, documents, and the state-specific disclosure packet — sales and leases alike.

Capabilities

  • Milestone and contingency tracking
  • Auto-assembled disclosure packets by state and deal type
  • E-signature envelopes with a full audit trail
  • Document vault with a retention policy

What this module enforces

  • TRID disclosure timing and electronic-signature consent are enforced in-flow
  • A transaction cannot advance past a gate that has not cleared
11

Settlement & closing

Title, escrow, lender, and appraisal ordered and tracked from one place, with status flowing back to the deal record and the closing statement reconciled against it.

Capabilities

  • Title & escrow order handoff or API integration
  • Lender and appraisal coordination
  • Wire and funding verification checklist
  • Closing statement reconciliation

What this module enforces

  • Funds are handled by licensed settlement and escrow partners, never by the platform
  • Vendor fees are flat technology fees for documented services at fair market value
12

Revenue & payout

Commission splits between licensed parties, flat platform fees, rent payouts, and provider billing settled from the closed deal or the signed lease, with an auditable statement.

Capabilities

  • Flat per-deal platform fee billed monthly in arrears
  • Commission splits between verified licensees only
  • Tenant payout statements and provider billing
  • Tenant-facing GMV, rental, and revenue analytics

What this module enforces

  • The split engine blocks any payout to a user without a verified license
  • Every fee line traces to a published rule and an auditable ledger entry
13

Tenant admin dashboard

Where a marketplace owner configures the business: brand, business-model template, modules, fees, users and roles, inventory sources, providers, disclosures, and billing.

Capabilities

  • Brand, domain, and storefront content
  • Business-model templates and module toggles
  • Tenant fee schedule and provider plans
  • Users, roles, and scoped invitations
  • Compliance: operating states, disclosure packets, verification status
  • Billing: platform plan, usage, and invoices

What this module enforces

  • Only flat-fee plan types are selectable for settlement-service provider categories
  • Verification status gates publishing: a tenant cannot publish listings before its checks clear

Applies everywhere

Capabilities that are not tied to a module

These are the things a tenant asks about in month two, once their first module is running and the next question is how far it extends.

Multi-tenant by default

Unlimited tenants, branches, sub-tenants, and brands on one deployment with row-level isolation.

Role-based access control

13 roles with scoped permissions, per-job provider access, and audited impersonation for support.

Configurable fee engine

Tenant fee schedules, flat per-deal steps, rental fees, provider plans, and commission split rules between licensed parties only.

Per-jurisdiction rulesets

Disclosure packets, rental fee caps, deposit rules, screening criteria, and wholesale rules configured by state, MLS, or city.

Audit logging

Append-only records for approvals, document access, impersonation, consent events, and every fee line.

API and webhooks

Documented REST endpoints and event webhooks for tenant-specific automation and integration.

Data export

Full structured export of listings, rental records, leads, offers, transactions, and documents on request.

Notification engine

Email and SMS with templates, quiet hours, opt-out handling, and consent tracking.

Permissions

Role-based access control in full

Every role, its scope, and the boundary that keeps a marketplace transactional without leaking data across participants — including lenders, providers, property managers, and consumers.

Guardrails

The things the platform refuses to let you skip

Configuration is powerful, but the parts that create legal exposure are constrained by design. These are non-negotiable in any tenant configuration.
  • A listing cannot publish until the tenant's license verification clears
  • Generated listing copy always passes a human approval gate before publishing
  • Search filter vocabulary is constrained to Fair Housing compliant options
  • MLS-sourced compensation fields are stripped on ingest and never render
  • Screening cannot be ordered without recorded FCRA consent
  • A denied rental applicant cannot be closed out without an adverse action notice
  • Settlement-service providers cannot be billed per lead, per order, or per loan
  • A transaction cannot advance past a gate that has not cleared
  • Tenant scope is resolved from the session, never from a request parameter
  • Every fee is computed from a published rule and written to a ledger

Compliance

The rules behind the features

Ten modules carry a regulated activity, and each one names the licensed party who performs it. That is 10 rule sets, and the short version of each is on the security page.

10 guardrails are fixed platform-wide. Everything else is configuration, and the boundary between the two is documented on the security page rather than left to discovery.

Posture

What the platform is, and what it is not

Software sits underneath a licensed operation. Where that line falls is the question a compliance reviewer actually asks, so it is answered here rather than in a contract schedule.
  • Aurum Estate is software and infrastructure. We are not a brokerage, we do not act as a real estate broker, and we do not market properties on our own behalf.
  • We are not a lender, mortgage broker, or loan originator, and we do not originate, broker, arrange, or recommend any loan.
  • We do not hold or transmit funds as a principal. Rent, deposits, and earnest money are handled only by licensed payment and escrow partners.
  • The platform helps tenants operate compliantly and enforces the rules they configure. It does not make anyone compliant and does not guarantee compliance.
  • Rules vary by state, MLS, and city, and they change. Partners are responsible for review by their own counsel before launching.
