Aurum Estate

Pricing

We get paid when a deal closes — a flat fee, not a cut

A subscription for the platform, a flat dollar software fee per closed deal billed to your account, and flat rental fees per lease or managed unit. Listings, leads, offers, and negotiation are never billed, we never take a percentage of a sale price, and nothing is ever drawn from a closing.

Billing period

Annual saves 2 months. Annual billing is twelve months for the price of ten. Monthly billing is 20% more — the same thing said the other way. All prices in USD, the subscription billed in advance and transaction fees billed monthly in arrears.

Revenue criteria

The rules that decide what you are charged

Most platforms hide their fee logic in a contract schedule. These are the same rules the billing engine enforces, written in plain language so there is nothing to discover at renewal.

01

Transaction fees are flat, never a percentage of the sale price

A flat dollar amount per closed deal cannot be mistaken for a share of real estate compensation. Listing, lead generation, offers, and negotiation are always free, and you are only charged when a deal actually closes and records.

02

It is billed to your account, not taken from the closing

Your per-deal fee appears as a line item on your monthly platform invoice, addressed to your entity. Nothing is drawn from a closing statement, a commission, or anyone else's funds.

03

Your per-deal fee steps down with closed volume

The published steps are based on annual closed-deal count, not GMV. Cross 100 closings and the rate drops to the next step for the rest of the billing year, with no renegotiation and no waiting for renewal.

04

Rental revenue never comes out of the renter's pocket

The rental software fee is billed to you or the landlord. Renter-facing fees are a separate setting, off by default, and only switchable where the jurisdiction permits them — several states and cities cap or ban them outright.

05

Settlement services are never paid on referral

Where a title, settlement, or lending system pays us, it is a flat fee for a documented technical service at fair market value, never a percentage or a per-order payment. Where the tenant earns from provider placements, the dashboard only allows flat-fee plan types for settlement-service categories, labels them as sponsored, and leaves the consumer free to choose anyone.

06

Attribution determines what is billable

A deal is billable when it was sourced and managed in the platform. Deals you import that were already closed elsewhere are exempt, and a newly migrated book keeps a 90-day grace period.

07

Non-circumvention protects the model

A deal sourced in-platform and closed off-platform remains billable. The attribution log makes that auditable without inspecting your books, and the same log is what shows you where your leads actually convert.

08

Money movement is not ours to handle

Rent, deposits, and earnest money are held and moved only by licensed payment and escrow partners. We integrate with the rail; we never take custody of funds as a principal.

Why the fee is flat, and why that is not a marketing choice

A percentage of the sale price taken from the closing can look like an unlicensed party sharing in real estate compensation, which most states prohibit, and a per-order settlement fee sits close to RESPA Section 8 territory. So the platform charges flat software fees to the tenant and flat technology fees at fair market value to integrated systems — never a percentage of a sale, never a payment for a referral, and never a per-order charge. Provider revenue inside a tenant marketplace follows the same rule and the dashboard enforces it. This page is commercial information, not legal advice; get your own review before publishing a fee schedule.

Per-deal fee

Your flat fee steps down with closed volume

Stepped by annual closed-deal count rather than GMV, because a flat fee should not scale with the price of a house — and because a percentage is the structure we deliberately do not use.
Up to 100 closed deals a yearApplies to every closed deal billed in the year.$199per closed deal
101 – 500 closed deals a yearSteps down automatically when the annual count crosses 100.$149per closed deal
501 or more closed deals a yearThe lowest published step. Enterprise may be quoted lower in volume.$99per closed deal

Worked example

A Scale tenant in the 101 – 500 closed deals a year step. This is the same function the calculator and the economics page call, written out line by line.

Per-deal fee$199 × 60 deals
Transaction fees$11,940
Subscription (10 months)$39,990
Rental fees (120 leases + 0 units)$9,480
Seats and branches over plan$0
Total platform cost$61,410
Per closed deal, all in$1,024

Illustrative, not a quote. Implied sale volume $25M at $420,000 average.

Published placeholder, pending business review

  • Per-deal fees ($199 / $149 / $99) are placeholders pending a margin model against support cost per tenant.
  • Rental fees ($4 per unit per month, $79 per lease) are placeholders pending a comparison against screening and payment partner costs.
  • Setup fees do not yet separate tenant provisioning from data migration effort.
  • The Enterprise tier has no published floor, by design — it is quoted, not listed.

Rentals

Rental revenue never comes out of a renter's pocket

The rental software fee is billed to you or the landlord, on the same invoice as everything else. Any fee that reaches a renter is a separate setting, off by default, and only switchable where the jurisdiction permits it.

$4

per unit, per month, above your plan's included allowance

Billed to the tenant or the landlord. Units included with each tier are listed on the plan cards above.

$79

per lease signed

A flat software fee for the application, screening, lease, and collection workflow — not a share of a deposit and not a percentage of anything.

Renter-paid fees, where they exist at all

Rent, deposits, and earnest money are handled only by a licensed payment and escrow partner. Where a fee reaches a renter, it is configurable per jurisdiction and switchable off, because some states and cities ban renter processing and junk fees — Colorado's restriction from 2026 is one example.

Provider plans

What a provider can be charged for, and what is not offered

This is the line the platform holds most firmly: settlement services are never paid on referral, so the plan types that would do that are not available in the dashboard at all.
Plan typePriceApplies toNote
Directory subscriptionFlat monthly feeAny provider categoryA profile, contact intake, and placement in the directory. No placement in a ranked or recommended position.
Sponsored placementFlat fee per fixed slot or periodAny provider categoryRendered with a "Sponsored" label. It never hides the rest of the directory.
Technology integration feeFlat fee for a documented serviceSettlement, title, escrow, lendingCharged to the system, at fair market value, for a defined technical service. Not tied to order or loan volume.
Per-lead, per-referral, per-order, or per-closed-loanNot offeredSettlement-service categories onlyThe admin dashboard does not present these plan types for title, escrow, lenders, appraisers, or settlement agents. They remain available for non-settlement categories such as movers, contractors, and inspectors, where no referral rule applies.

Enforced in the product, not just published here

For settlement-service categories, the admin dashboard only offers flat directory subscription, flat sponsored placement, flat technology fee. Per-lead, per-referral, per-order, per-application, and per-closed-loan plan types are not selectable for this category.
