Model what a marketplace actually costs and returns
Change the assumptions and see the fee, the all-in cost per closed deal, and what the marketplace earns. Every number uses the same tier rates, flat per-deal steps, and rental fees the billing engine applies — there is one cost function, and both pages call it.
Cost model
What your marketplace would cost
60
Sets your per-deal fee step. No GMV percentage is involved.
$420K
Context only. Your fee does not change with price — which is the point of pricing it flat.
40
Agents, coordinators, managers. Consumers never consume a seat.
3
Each branch gets its own theme, domain, and routing rules.
120
A flat per-lease software fee, billed to you or the landlord.
300
Units above your plan's included allowance are billed at $4 each per month.
Total platform cost, year one
$61,410
$1,024 per closed deal all-in, and 0.24% of the $25M in sale volume this implies.
- Subscription (Scale, 10 months)$39,990
Annual billing: twelve months for the price of ten.
- Per-deal software fee (60 deals × $199)$11,940
Flat dollar amount per closed deal. Current step: Up to 100 closed deals a year.
- Staff seats over plan (0 × $59)$0
Consumers are never charged a seat fee.
- Branches over plan (0 × $79)$0
Branches and brands are priced per tier.
- Rental units over plan (0 × $4)$0
Billed to the tenant or landlord, never to the renter.
- Leases signed (120 × $79)$9,480
A flat per-lease software fee.
Estimated gross commission income on the same volume
$630,000
Your side only, at 2.5% of sale price. It is not a Deefstack figure and not a projection — it is here so the platform cost has something to be compared against.
- The per-deal fee applies to closed sales attributed in-platform. Exempt imports are not modelled.
- Rental fees are billed to the tenant or landlord. Renter-facing fees are excluded because they are jurisdiction-gated and off by default.
- Add-ons, market data, and one-time setup are excluded from the annual totals.
- Gross commission income estimates the tenant's side only; it is not a Aurum Estate figure.
Illustrative, not a quote. The numbers move with your configuration and with the placeholder fees in the pricing data file, which are still pending a business review.
Worked example
A Scale tenant closing 60 deals and 120 leases a year
$1,024
All-in platform cost per closed deal, including subscription, seats, branches, and rentals.
Assumes 2.5% gross commission on the tenant side, which is not a Aurum Estate figure. Illustrative, not a forecast or a quote.
Why a flat fee per close is the term that matters
A platform fee charged per listing, per lead, or per seat puts us on the opposite side of your incentives: we would earn more when you sell less. A flat fee on closed volume means our revenue only grows if your marketplace actually closes — and unlike a percentage of the sale price, it keeps the platform on the software side of the compensation line, which is a licensing question in most states rather than a pricing preference.
Revenue streams
Every stream, who pays it, and where the line is
| Stream | Mechanism | Who pays | Trigger | Who earns | Regulatory boundary |
|---|---|---|---|---|---|
| Subscription | Tiered monthly platform fee | Tenant | Recurring | Aurum Estate | A software subscription. Not tied to any transaction outcome. |
| Flat per-deal software fee | A flat dollar amount per closed sale, billed to the tenant monthly in arrears | Tenant (the licensed brokerage) | Sale closes and records | Aurum Estate | Flat software fee for the transaction workflow. Not a percentage of the sale price, and not drawn from the closing or the commission. |
| Rental software fee | Flat per-lease or per-unit monthly software fee | Tenant, landlord, or property manager | Lease signed or unit under management | Aurum Estate | Never added to the renter's costs. Renter-facing fees are a separate, jurisdiction-gated tenant setting and are off by default. |
| Seat and branch expansion | Per-extra-seat and per-extra-branch monthly fees | Tenant | Seat or branch added | Aurum Estate | Consumers are never charged a seat fee. Only staff and provider roles consume seats. |
| Premium features and add-ons | Boosts, AI copy, advanced analytics, market data, migration, custom adapters | Tenant | Used or subscribed | Aurum Estate | Priced per unit. Boost targeting never offers a protected-class audience. |
| Payment platform fee | A disclosed fee from the licensed payment partner or the tenant | Tenant, or the licensed payment partner | Rent, deposit, or earnest money moved | Aurum Estate | The disclosed technical fee for payment integration. Funds are held and moved only by the licensed partner; Aurum Estate never holds or transmits them. |
| Vendor infrastructure fee | A flat technology fee at fair market value for a documented technical service | Integrated title, settlement, or lending system | Integration provisioned or operation processed | Aurum Estate | Flat and documented. Never tied to referral volume, order count, or closed loans — per-order and per-referral structures are not offered. |
| Agent seat or desk fees | Set between the brokerage and its own licensees | The agent, to the brokerage | Seat or desk assigned | Tenant | A relationship between licensed parties. The split engine blocks payouts to anyone without a verified license on file. |
| Featured listings and boosts | Paid placement inside the tenant's own marketplace | Listing agent or seller | Placement purchased | Tenant | Tenant-set pricing on the tenant's own inventory. Advertising copy still passes the fair-housing review queue. |
| Provider directory subscriptions | Flat subscription or flat placement at fair market value | Service providers | Subscription period or fixed placement slot | Tenant | For settlement-service categories — title, escrow, lenders, appraisers, settlement agents — the dashboard only allows flat-fee plan types. Per-lead, per-referral, per-order, and per-closed-loan pricing is not selectable. Paid placements are labeled "Sponsored", and consumers can choose any provider. |
| Rental application fees | Charged by the landlord where the jurisdiction permits it | Applicant | Application submitted | Tenant | Off by default. Capped, disclosed, and refundable per jurisdiction and switched off entirely where a state or city bans it. |
| FSBO listing fee | A flat fee for self-listing with platform tooling | Seller | Listing published | Tenant | Flat fee for software use. The platform takes no share of the sale price. |
| Off-market / investor membership | Flat membership fee for gated inventory access | Investor or wholesaler | Membership period | Tenant | Access is gated by qualification tier, which is also what keeps broad gated exposure from counting as public marketing. |
| Wholesale assignment fee | Tracked on the deal record; never collected by the platform | The end buyer, to the wholesaler | Assignment contract executed | Tenant | Recording only. Publishing an assignment deal is blocked until the state's rule is satisfied and required disclosures are attached. |
Provider plans
What a provider can and cannot be charged for
| Plan type | Price | Applies to | Note |
|---|---|---|---|
| Directory subscription | Flat monthly fee | Any provider category | A profile, contact intake, and placement in the directory. No placement in a ranked or recommended position. |
| Sponsored placement | Flat fee per fixed slot or period | Any provider category | Rendered with a "Sponsored" label. It never hides the rest of the directory. |
| Technology integration fee | Flat fee for a documented service | Settlement, title, escrow, lending | Charged to the system, at fair market value, for a defined technical service. Not tied to order or loan volume. |
| Per-lead, per-referral, per-order, or per-closed-loan | Not offered | Settlement-service categories only | The admin dashboard does not present these plan types for title, escrow, lenders, appraisers, or settlement agents. They remain available for non-settlement categories such as movers, contractors, and inspectors, where no referral rule applies. |
Your revenue
What the tenant earns, separately from what we charge
Agent seat or desk fees
Between the brokerage and its own licensees. The platform blocks payouts to anyone without a verified license on file.
Featured listings and boosts
Paid placement inside the tenant's own marketplace. Targeting is geographic and price-based, never by protected class.
Provider subscriptions and placements
Flat fees at fair market value. For settlement-service categories, flat-fee plan types are the only ones the dashboard offers.
FSBO listing and off-market membership fees
Flat fees for software access — the tenant takes no share of a sale price.
Rental application fees
Off by default. Capped, disclosed, and refundable per jurisdiction, and switched off entirely where a state or city bans them.
Wholesale assignment fees
Tracked on the deal record and never collected by the platform, with the state's rule enforced before the deal publishes.
Sensitivity
Five levers that move the outcome most
Deal volume
More closed deals raise the per-deal cost in total but lower the fee on every one of them, once you cross 100 and 500 closings a year.
Rental mix
Rentals are billed per unit above your plan and per lease signed, so a rental-heavy operation pays less per transaction than a sales-heavy one of the same size.
Seat discipline
Seat expansion is the quietest cost line. Most tenants land within their tier's included seats for the first year, and consumers never consume a seat.
Branch count
Branches and brands are priced per tier, and each one gets its own domain and routing without a second deployment.
Billing period
Annual billing takes two months off the subscription. There is no separate discount to negotiate, because it is the same 20% stated both ways.
Which modules are on
Sales and rentals are included from Growth; off-market, wholesale, lending, and settlement arrive with Scale. Turning a module off removes its cost and its surface.
Where the money is
Revenue is computed from the closed deal or the signed lease
- Settlement sits inside the workflowTitle, escrow, lender, and appraisal are ordered from the transaction record and write status back to it, so nobody maintains a parallel tracker.
- Documents and deadlines are enforcedDisclosure packets, e-signature envelopes, and contingency deadlines are part of the flow rather than a checklist someone remembers.
- Fees, splits, and payout reconcileThe commission split engine and the flat per-deal fee both read from the same closed transaction, and the split engine blocks any payout to a user without a verified license on file.
