Aurum Estate

The platform

One platform from the first listing to the final payout

Aurum Estate is the infrastructure underneath a property marketplace: the data spine, the branded storefront, the rental lifecycle, the transaction workflow, the provider network, and the settlement rails. Tenants run it under their own name and configure it from their own dashboard.

The platform

13 modules that replace a stack of disconnected tools

Most marketplaces are stitched together from a listing site, a CRM, a transaction manager, a rental portal, a screening service, and an email thread with title. Aurum Estate is one data model across all of it, so nothing gets re-keyed and nothing gets lost between systems.

Property data core

One canonical property model that absorbs MLS/IDX feeds, agent entries, bulk imports, rental inventory, and proprietary off-market supply.

  • RESO Web API, CSV, SFTP, and manual ingest
  • Dedupe, geocode, and validate on ingest
  • Per-tenant visibility rules and gated tiers
  • Sale, rental, and land records in one schema

Branded storefront

Every tenant gets its own themed marketplace on its own domain, with Buy, Rent, Sell, Off-market, and Find a pro surfaces and a search that works the way a buyer expects.

  • Buy / Rent / Sell / Off-market / Find a pro tabs
  • Subdomain or custom domain, per-tenant logo and palette
  • Saved searches with instant alerts
  • Analysis tools: rental yield, ARV, deal grade
  • Brokerage name and license number on every listing page

Lead routing & CRM

Every inquiry is attributed to a tenant, branch, and agent, then routed by coverage, rotation, or performance — with consent captured before anyone is contacted.

  • Coverage- and performance-based routing
  • Round-robin with SLA timers
  • Attribution log that survives the deal
  • Pipeline stages shared with the transaction record

Offer & negotiation

A negotiation state machine where every counter is versioned, so the contract trail is always reconstructable — including the representation agreement behind it.

  • Buyer and seller side, both with agents
  • Submitted → countered → accepted → executed
  • Full counter-offer version history
  • Expiry, withdrawal, and escalation rules

Rentals & leasing

Rental listings, applications, screening, lease signing, rent and deposit collection, renewals, and maintenance requests — with the per-jurisdiction rules wired into the workflow rather than into a checklist.

  • Rental listings with published screening criteria
  • FCRA-compliant screening and adverse action workflow
  • Lease templates, e-signature, and renewal tracking
  • Rent and deposit collection via a licensed payment partner
  • Maintenance requests with a status history

Off-market inventory

Gated deal flow for investor audiences, with qualification tiers, deal analysis, and the MLS filing rules enforced before anything is exposed.

  • NDA and qualification gates by tier
  • Deal analyzer: ARV, rental yield, deal grade
  • Investor buyer lists you own
  • Configurable gated exposure limits per MLS

Wholesale & assignments

Assignment and double-close workflow with a buyer list, tracked assignment fees, and a per-state rule set that decides whether a deal may publish at all.

  • Assignment contracts and double-close tracking
  • Assignment fee recorded on the deal, never collected by the platform
  • Buyer lists with saved searches and alerts
  • Per-state rule presets

Lending

Consumer-initiated pre-qualification, a lender directory, a loan application handoff the consumer controls, and loan milestones tracked on the deal.

  • Lender directory with verified profiles and NMLS IDs
  • Consumer-initiated pre-qualification requests
  • Consumer-chosen loan application handoff
  • Loan milestone write-back onto the transaction

Service provider network

Agents, lenders, settlement, inspectors, appraisers, insurers, and movers as first-class participants: profiles, a directory inside each marketplace, onboarding, plans, and per-transaction scoped access.

  • Directory and profiles with license display
  • Provider onboarding and plan management
  • Moderated reviews
  • Request and booking intake from the deal or the consumer

Transaction & compliance

An accepted offer becomes a tracked transaction with deadlines, documents, and the state-specific disclosure packet — sales and leases alike.

  • Milestone and contingency tracking
  • Auto-assembled disclosure packets by state and deal type
  • E-signature envelopes with a full audit trail
  • Document vault with a retention policy

Settlement & closing

Title, escrow, lender, and appraisal ordered and tracked from one place, with status flowing back to the deal record and the closing statement reconciled against it.

  • Title & escrow order handoff or API integration
  • Lender and appraisal coordination
  • Wire and funding verification checklist
  • Closing statement reconciliation

Revenue & payout

Commission splits between licensed parties, flat platform fees, rent payouts, and provider billing settled from the closed deal or the signed lease, with an auditable statement.

  • Flat per-deal platform fee billed monthly in arrears
  • Commission splits between verified licensees only
  • Tenant payout statements and provider billing
  • Tenant-facing GMV, rental, and revenue analytics

Tenant admin dashboard

Where a marketplace owner configures the business: brand, business-model template, modules, fees, users and roles, inventory sources, providers, disclosures, and billing.

  • Brand, domain, and storefront content
  • Business-model templates and module toggles
  • Tenant fee schedule and provider plans
  • Users, roles, and scoped invitations
  • Compliance: operating states, disclosure packets, verification status
  • Billing: platform plan, usage, and invoices

Turned on in the dashboard

Modules ship together and are switched on in whatever order suits your business — a business-model template sets the starting set, and most tenants add rentals or providers once their team is living in the first one.

How a marketplace is configured

Start from a template, then turn modules on

A business-model template is a module set plus the fee defaults that go with it. It is the first decision in the admin dashboard, and it can change later without a migration — which is how an operator adds rentals or lending a year after launching a brokerage.
  • Brokerage

Listings, agents, leads, and transactions for a licensed brokerage that wants its own consumer marketplace.

    8 modules · 3 fee defaults

  • Rental marketplace

Rentals first: listings, applications, screening, leases, rent collection, and renewals.

    8 modules · 3 fee defaults

  • Investor & off-market

A gated deal network with qualification tiers, deal analysis, and assignment tracking.

    7 modules · 3 fee defaults

  • Wholesale

Buy low, assign or double-close, and manage a buyer list — with the per-state rules enforced before anything publishes.

    7 modules · 3 fee defaults

  • Title-led

A settlement business that launches a marketplace upstream of its own order flow.

    6 modules · 3 fee defaults

  • Lender-led

A lender or mortgage broker with a consumer surface, a pre-qualification request flow, and loan tracking on the deal.

    5 modules · 3 fee defaults

  • Hybrid

Sales, rentals, off-market, lending, settlement, and a provider network in any combination, which is what most operators grow into.

    12 modules · 3 fee defaults

Data model

One object graph, scoped at every level

Tenancy is enforced on the object graph itself rather than bolted on at the API edge. A tenant can only ever reach its own subtree, which is why shared infrastructure can still be a private marketplace. The graph now carries 23 nodes, including rentals, applications, leases, providers, and loans.
PlatformTenant (marketplace owner)Business model / module configOrganization / brandBranch / marketplaceUser (role)ConsumerService providerProvider planPropertyListingRental listingApplicationLeaseRent paymentLeadOfferLoan / pre-qualificationTransactionParty (title, settlement, lender, inspector)DocumentInvoicePayout

Tenant scope resolved from the session

Never from a URL parameter, header, or form field. A request cannot ask to be a different tenant.

One schema, every module

A rental listing is the same record as a sale listing with different rules attached. That is what keeps adding a module from becoming a migration.

Auditable by default

Listing approvals, document access, impersonation, consent events, and every fee line are written to an append-only audit log.

Permissions

13 roles, because a marketplace is not just admins and users

A deal has a buyer, a seller, two agents, a coordinator, a lender, and an outside settlement party. A lease has a renter, a landlord, and a payment rail. Any role model that stops at 'admin' and 'user' breaks the moment money or a signature is involved.

Scalability & growth

The path from one marketplace to a network of them

Step-up thresholds are published in advance rather than discovered at renewal. Every step is a configured module or capacity line, not a re-platforming project.

Enterprise multi-brand

Franchise sub-tenants, per-tenant fee schedules and billing, corporate reporting without exposing one unit's data to another.

SSO and directory sync

Single sign-on with the identity provider you already run, and directory sync for staff and member accounts.

Data residency and retention

Custom residency and retention terms are negotiated per tenant rather than offered as a single global default.

Trust

Built for the questions enterprise buyers ask

Isolation, rental screening, fair housing, lending data, data ownership, and money handling. Each is a design decision documented before it becomes a procurement blocker.

Tenant isolation by construction

Row-level tenancy on every query, with the tenant scope resolved from the session, never from a client-supplied identifier. Cross-tenant reads are impossible by design, not by convention.

SOC 2 aligned controls

Access reviews, change management, encryption in transit and at rest, key rotation, and immutable audit logging. The security brief maps every control to evidence.

Fair Housing guardrails

Filter vocabulary, ad-copy review queues, and a human-approval gate on generated listing descriptions. Protected-class targeting is not offered anywhere in the product, and the Equal Housing statement is fixed on every storefront.

Rental screening through an FCRA-compliant CRA

Screening is ordered only through a consumer reporting agency with recorded written consent, and a denial cannot be finalized without an adverse action notice. Screening criteria are published before the application and exclude protected characteristics.

Nothing of yours is in our custody

Rent, deposits, and earnest money are held and moved only by licensed payment and escrow partners. We hold no funds as a principal and take no percentage of a sale.

Lending data handled as nonpublic personal information

Documents gathered in a lending flow are field-encrypted, scoped to the deal, and excluded from analytics and export pipelines, in line with GLBA-appropriate handling.

The marketplace owner keeps data ownership

The tenant owns its listing, rental, lead, provider, and transaction data. We take a license limited to operating and supporting the platform, support export at any time, and never resell tenant-identifiable data.

Money handled explicitly

Every fee is computed from a published rule — a flat software fee, a subscription, or a flat technology fee — applied to a closed deal or a signed lease and written to an auditable ledger.
