How it works
Register to operating marketplace, in ten stages
The whole operating model, including where revenue is recognized and where a deal, a listing, or a lease must stop until a gate clears. Nothing here is aspirational — each stage maps to a module that exists and a setting in the admin dashboard.
The flow
Every stage, its owner, and its exit criteria
- 00Aurum Estate
Platform foundation
The multi-tenant core, billing engine, integration gateway, compliance rulesets, and the platform admin console.
- Tenant isolation, branding tokens, and audit log
- Canonical property model and integration gateway
- Plan, fee-schedule, ruleset, and entitlement engine
- 01Marketplace owner
Discover
You find the platform through the site, a guide, a referral, or a conversation — and decide whether you are launching a sales marketplace, a rental operation, an off-market network, or a combination.
- Read the platform, services, and compliance pages
- Compare business-model templates and what each turns on
- No account required to explore the demo marketplace and admin demo
- 02Marketplace owner
Register or talk to us
Self-serve registration collects the account, the company, and an email verification. Enterprises and design partners can take the contact-sales path instead.
- Self-serve sign-up: account, company, email verification
- Contact sales or book a demo for a guided path
- A sandbox marketplace is provisioned immediately, either way
- 03Marketplace owner
Choose the model and the plan
Pick a business-model template and a tier. The template turns on the modules that fit your operation, and the tier sets what is included.
- Templates: brokerage, rental marketplace, investor & off-market, wholesale, title-led, lender-led, hybrid
- Tier sets included modules, seats, branches, and rental units
- Change the template later without a migration

Verification
KYB, licensing, insurance, and data-rights checks run before anything reaches the public. The sandbox keeps working while they complete.
- KYB/AML, state license, and E&O verification
- MLS data rights and display-rule confirmation
- Provider and lender license verification as they are invited
Gate: Publishing listings stays locked until verification clears. A sandbox is not a live marketplace.
- 05Marketplace owner
Configure in the admin dashboard
Brand, domain, modules, fee schedule, roles, lead routing, and the disclosure packets for each state you operate in.
- Brand tokens, logo, domain, and storefront content
- Modules on or off, and the tenant fee schedule
- Users, roles, and invitation scopes
- Operating states and disclosure packet selection
Gate: Settlement-service provider categories only offer flat-fee plan types, and the disclosure set for each operating state must be selected before go-live.

Load inventory
Four ingest paths converge into one normalized property model, for sales, rentals, and off-market supply alike.
- MLS/IDX via RESO Web API under your own data license
- Manual entry with completeness scoring, plus CSV and SFTP migration
- Rental units and lease terms
- Proprietary off-market and wholesale supply
Gate: Off-market listings cannot publish without the MLS filing status and the signed seller disclosure.

Invite the team and the providers
Agents, property managers, lenders, and service providers are invited with scoped roles, and consumers arrive once the storefront is public.
- Staff roles with scoped permissions
- Provider onboarding with license verification
- Lender profiles with NMLS ID display
- Consumer accounts: save, apply, offer, sign, pay
- 08Marketplace owner + Aurum Estate
Go live
The storefront, data, domain, and team are ready; the go-live checklist clears and the marketplace is public.
- Go-live checklist completed together
- Storefront, domain, disclosures, and routing verified
- First leads, applications, and offers routed with SLA timers
Revenue event: Subscription billing begins. Per-deal fees accrue from the first closed sale; rental fees from the first lease or managed unit.

Operate and grow
Analytics show where the marketplace is growing, and the platform surfaces when to add a module, a seat, a branch, or a provider category.
- Funnel analytics: leads, conversion, days on market, occupancy
- Branch and agent leaderboards, provider performance
- Module and capacity expansion triggers surfaced in-app
- Business-model templates added as the operation grows
Revenue event: Seat, branch, unit, and module expansion, plus market data and API subscriptions.
Where revenue enters
08 · Go live
Subscription billing begins. Per-deal fees accrue from the first closed sale; rental fees from the first lease or managed unit.
09 · Operate and grow
Seat, branch, unit, and module expansion, plus market data and API subscriptions.
Subscription and flat per-deal fees both key off closed volume, so a tenant who does not close does not pay transaction fees at all — and nothing is ever taken out of a closing statement.
Where a deal stops until it clears
04 · Verification
Publishing listings stays locked until verification clears. A sandbox is not a live marketplace.
05 · Configure in the admin dashboard
Settlement-service provider categories only offer flat-fee plan types, and the disclosure set for each operating state must be selected before go-live.
06 · Load inventory
Off-market listings cannot publish without the MLS filing status and the signed seller disclosure.
These are the points where a shortcut becomes a licensing, disclosure, or referral problem. The workflow refuses to proceed rather than trusting someone to remember.
What a record becomes
The same object, changing state
Attribution survives the deal
The lead's source, branch, and agent stay attached through close, which is what makes a per-deal software fee checkable rather than a guess.
Status flows back, not out
Title, lender, and screening updates land on the transaction or application record instead of arriving by email and living in someone's inbox.
Every version is retained
Counter-offers, disclosure packets, consent events, and signature certificates are versioned and stored for the statutory retention period.
Two journeys
One platform, two journeys that feed each other
Tenant journey
The marketplace owner, from discovery to expansion
- 1
Discover
You find the platform, read the compliance posture, and click through the demo marketplace and admin demo.
- 2
Register or book a demo
Self-serve registration with email verification, or a guided conversation for enterprise and design-partner paths.
Money: No revenue. The sandbox is free.
- 3
Choose model and plan
Pick a business-model template and a tier; the template sets which modules switch on.
- 4
Verify
KYB, licensing, insurance, and data-rights checks, while the sandbox keeps working.
- 5
Configure
Brand, domain, modules, fee schedule, roles, routing, and the disclosure packets for each operating state.
- 6
Launch
Load inventory, invite the team and providers, clear the go-live checklist, and open the storefront.
Money: Subscription billing starts; per-deal and rental fees accrue from the first close or lease.
- 7
Attract consumers
Search, alerts, and content bring buyers, sellers, renters, and investors into your marketplace instead of a portal.
- 8
Earn
Tenant revenue accrues: seat and desk fees, featured listings, provider plans, membership, and where permitted, listing and application fees.
Money: Tenant revenue begins. Aurum Estate earns flat software fees, never a share of a commission.
- 9
Expand
Add modules, branches, units, or provider categories as the operation grows — no migration, no re-onboarding.
Money: Seat, branch, unit, and module expansion.
Consumer journey
A buyer, seller, renter, or investor inside a tenant marketplace
- 1
Discover a listing
Search that reaches the marketplace through search, an alert, a referral, or a shared link.
- 2
Search and save
Filter by budget, beds, type, and rental or sale; save the search and get alerts when something matches.
- 3
Choose a path
Buy, rent, sell, or invest. The same account covers all four, which is what makes an agent, lender, or provider handoff possible at all.
- 4
Connect with a professional
Reach an agent, request consumer-initiated pre-qualification from a lender the consumer picks, or book an inspector or appraiser from the directory.
- 5
Offer or apply
Submit a structured offer with a counter-offer trail, or apply to rent with the criteria published and screening consent recorded.
Money: Tenant earns any permitted application fee. Any renter fee is jurisdiction-gated and off by default.
- 6
Transact or lease
Documents, disclosures, and e-signature run in one flow; settlement or closing is ordered from the deal record, or the lease is signed and the deposit is held by the licensed payment partner.
Money: Aurum Estate earns its flat per-deal or per-lease software fee, billed to the tenant. Tenant earns its own fees.
- 7
Move in or close out
Renters pay rent through the licensed rail and submit maintenance requests; buyers follow the closing tracker to recording.
- 8
Repeat and refer
Renewals, move-up purchases, and referrals come back to the same marketplace, which is the compounding part of owning demand.
Both journeys are illustrative. The revenue markers describe the model as published on the pricing page, not a projection for any tenant.
Timeline
What a launch actually looks like
Same day
Account and sandbox
Register, choose a business-model template and a plan, and a sandbox marketplace is provisioned with synthetic sale and rental inventory. No agreement needed.
Days 1–5
Verification
KYB on the entity, state license and E&O where they apply, and MLS data-rights confirmation. The sandbox keeps working while these complete.
Week 1–2
Configuration
Brand, domain, modules, fee schedule, roles, routing, and the disclosure packets for every state you operate in — all in the admin dashboard.
Week 2–6
Data, team, launch
Inventory loaded, providers and lenders invited and verified, go-live checklist cleared, then public launch. MLS enrollment sets the timeline more often than the software does.
Typical ranges. Actual timelines depend on your entity type, your MLS, and your state licensing process — and a sandbox is available the same day regardless.
See it on your inventory
Bring three listings and we'll build the sandbox around them
The fastest way to understand this flow is to watch your own inventory move through it — or register yourself and load it in the sandbox.
