Aurum Estate

Services

One platform, and a service for everyone in the deal

A property marketplace is not one product with one user. It is a search surface, a transaction system, a rental operation, a gated deal network, a lending directory, and a provider directory — and each participant needs a different thing from it. Below is what each one gets, and how each one pays.

01 · Audience

Marketplace owners

You want your own property marketplace, not a profile inside someone else's portal, and building one in-house means years and a full engineering team.

How they pay

A subscription tier plus a flat software fee per closed sale and per lease. Setup and add-ons are priced separately and never bundled invisibly.

What the platform provides

  • Branded storefront on your own domain, with your logo, palette, and disclosures
  • Admin dashboard for business model, modules, fees, roles, and routing
  • Business-model templates that turn on the modules that fit your operation
  • Analytics across listings, leads, rentals, providers, and revenue
  • Payout and billing ledger you can reconcile line by line

Key workflows

  • Register and configure
  • Load or connect inventory
  • Invite the team and providers
  • Launch and expand

02 · Audience

Buyers

Search is spread across three portals, saved searches live in your inbox, and nobody tells you where a deal actually stands.

How they pay

Free to search, save, and offer. Lender, inspection, and settlement services are paid to the provider you choose, never to the platform.

What the platform provides

  • Search with filters, map view, and comparable context
  • Saved searches with instant alerts
  • Affordability tools and consumer-initiated pre-qualification
  • Structured offers with a versioned counter-offer trail
  • Document signing and a closing tracker that shows every milestone

Key workflows

  • Search and save
  • Request a tour or a call
  • Submit and counter an offer
  • Sign, track to close

03 · Audience

Sellers

You do not know what your property is worth, you do not know which route to market is cheapest, and the offers you get arrive as unstructured email.

How they pay

Listing is free on the marketplace. A listing agent is paid per the agreement you sign with them; a direct sale to an investor is priced by the offer.

What the platform provides

  • Instant valuation and a comparative market analysis you can read
  • A choice of routes: agent-listed, FSBO-assisted, or sell directly to a vetted investor or wholesaler
  • Offer review with every version retained side by side
  • Disclosure packets and e-signature in the same flow as the listing

Key workflows

  • Get a valuation
  • Choose a route to market
  • Review and counter offers
  • Sign and track to close

04 · Audience

Renters

Applications are re-typed on four different sites, the true move-in cost is buried, and maintenance requests disappear into a phone call.

How they pay

Free to search and inquire. Application fees, where a jurisdiction permits them, are capped and disclosed; any fee passed to a renter is switchable off per jurisdiction.

What the platform provides

  • Rental search with the criteria published before you apply
  • One application with consent-based screening and its result explained to you
  • Lease e-signature and a copy you keep
  • Rent payment through a licensed payment partner, and maintenance requests that stay on the record

Key workflows

  • Search and tour
  • Apply and consent to screening
  • Sign the lease and pay
  • Submit and follow maintenance requests

05 · Audience

Landlords & property managers

Screening, leases, rent collection, deposits, and renewals each live in a different tool, and the compliance obligations are different in every city you operate in.

How they pay

Included in the tenant's plan, or billed as a flat per-unit or per-lease software fee. Renter-facing fees are jurisdiction-gated and off by default.

What the platform provides

  • Rental listings and applicant pipelines with published criteria
  • FCRA-compliant screening through a consumer reporting agency, with adverse action workflow
  • Lease templates, deposits, and renewals configured per jurisdiction
  • Rent collection and delinquency tracking through a licensed payment partner

Key workflows

  • Publish a unit and criteria
  • Screen and decide
  • Sign, collect, renew
  • Handle maintenance and deposits

06 · Audience

Agents & brokers

Leads arrive in a shared inbox with no ownership, and the paperwork for a deal is scattered across email, a transaction manager, and a title portal.

How they pay

Seat or desk fees are set by the brokerage — between the tenant and its own licensees. The platform does not pay commissions and does not split them.

What the platform provides

  • Listings and a lead inbox with SLA timers and routing rules
  • CRM pipeline that shares one record with the transaction
  • Offers, counter-offers, and disclosure packets in one trail
  • Commission view computed from the closed deal

Key workflows

  • Take and route a lead
  • Publish and market a listing
  • Negotiate and draft
  • Track to close and get paid

07 · Audience

Wholesalers & investors

Your off-market edge leaks across spreadsheets and group texts, and the analysis you need to price a deal lives somewhere else entirely.

How they pay

Membership or gated-inventory fees set by the tenant, and assignment fees which the platform tracks rather than collects.

What the platform provides

  • Gated off-market inventory with NDA and qualification gates
  • Deal analysis: ARV, rental yield, and a deal grade on every card
  • Assignment and double-close tracking with required state disclosures
  • Investor buyer lists you own, with saved searches and instant alerts

Key workflows

  • Publish to a gated audience
  • Analyze and shortlist
  • Contract and assign
  • Dispose to your buyer list

08 · Audience

Lenders & mortgage brokers

Borrowers are handed around as leads, and loan status lives in a system the deal's other parties cannot see.

How they pay

A flat subscription or flat advertising placement at fair market value. Never per lead, per application, or per closed loan — that structure is blocked in the product.

What the platform provides

  • A lender profile inside each marketplace, with NMLS ID displayed
  • Consumer-initiated pre-qualification requests — the consumer chooses the lender
  • Loan application handoff and milestone write-back onto the deal record

Key workflows

  • Publish a profile
  • Respond to a consumer request
  • Track loan milestones
  • Coordinate with settlement

09 · Audience

Title, settlement & escrow

Orders arrive by email and phone, status updates are manual, and you are cut out of the search and discovery layer entirely.

How they pay

A flat subscription or flat advertising placement at fair market value for a real placement. No per-order, per-referral, or percentage arrangement, and any platform technology fee is flat and documented.

What the platform provides

  • Order intake from the transaction record, so nothing is re-keyed
  • Document exchange and status updates that write back to the deal
  • Closing statement reconciliation against the deal's figures
  • A directory profile so consumers and agents can find you

Key workflows

  • Receive and accept an order
  • Exchange documents
  • Update and close
  • Reconcile the statement

10 · Audience

Other providers

Inspectors, appraisers, insurers, and movers are invisible until someone needs one, and then access to the deal record is all-or-nothing.

How they pay

A flat subscription or flat placement. Providers are paid for their work by whoever ordered it; the platform takes no cut of the service itself.

What the platform provides

  • A profile in the marketplace provider directory
  • Booking and request intake from the deal or the consumer
  • Per-transaction scoped access to exactly the documents they need
  • License verification and display where a license exists

Key workflows

  • Publish a profile
  • Accept a request
  • Deliver the report or service
  • Get paid by the ordering party

Sellers

Three routes to market, and what each one costs

The platform is not paid differently for any of these, so it does not steer you toward one. The route is your decision, and the disclosure packet is the same either way.

Agent-listed

A licensed agent lists, markets, and negotiates. The listing is filed with the MLS and syndicated under the tenant's display rules.

Who pays: The seller pays the listing agent per the signed agreement. The platform takes no share of that commission.

FSBO-assisted

The seller lists on their own with the platform's tooling — valuation, copy review, disclosure packet, offer workflow, and e-signature — and pays the tenant a flat listing fee.

Who pays: A flat listing fee set by the tenant. The seller keeps the rest.

Sell to an investor or wholesaler

The property goes to a gated investor audience at the seller's direction. Where the state regulates wholesaling, the required rule and disclosure are attached before the deal publishes.

Who pays: The buyer pays the purchase price. The platform tracks any assignment fee and never collects it.

Provider directory categories

  • Real estate agents
  • Mortgage lenders
  • Title & escrow
  • Home inspectors
  • Appraisers
  • Insurance
  • Movers
  • Contractors

Sponsored means sponsored

A paid placement is labeled as one, it never suppresses the rest of the directory, and the consumer can always choose a provider who is not on the platform at all.

Business-model templates

What a marketplace owner configures before launch

A template is a module set plus the fee defaults that go with it. It is the first choice in the admin dashboard, and it can be changed later without a migration.

Brokerage

Listings, agents, leads, and transactions for a licensed brokerage that wants its own consumer marketplace.

  • Flat per-deal software fee on closed sales
  • Agent seat fees between the brokerage and its licensees
  • Featured listing and boost sales

Rental marketplace

Rentals first: listings, applications, screening, leases, rent collection, and renewals.

  • Flat per-lease or per-unit software fee
  • Provider directory subscriptions
  • Renter-paid fees off until a jurisdiction permits them

Investor & off-market

A gated deal network with qualification tiers, deal analysis, and assignment tracking.

  • Investor membership fees
  • Flat per-deal software fee on closed assignments where permitted
  • Assignment fee tracking, never collection

Wholesale

Buy low, assign or double-close, and manage a buyer list — with the per-state rules enforced before anything publishes.

  • Buyer-list membership fees
  • Flat per-assignment software fee where the state permits the activity
  • Required state disclosures attached before publish

Title-led

A settlement business that launches a marketplace upstream of its own order flow.

  • Flat per-deal software fee on closed sales
  • Flat technology fee for document and status integration
  • Affiliated Business Arrangement disclosures where the tenant has an ownership interest

Lender-led

A lender or mortgage broker with a consumer surface, a pre-qualification request flow, and loan tracking on the deal.

  • Flat subscription, never per lead or per closed loan
  • Flat advertising placements at fair market value
  • NMLS IDs displayed on every profile

Hybrid

Sales, rentals, off-market, lending, settlement, and a provider network in any combination, which is what most operators grow into.

  • Subscription tier sized to the modules turned on
  • Flat per-deal and per-lease software fees
  • Provider and lender plans, flat-fee only for settlement categories

Posture

What the platform is, and what it is not

Software sits underneath a licensed operation. Where that line falls is the question a compliance reviewer actually asks, so it is answered here rather than in a contract schedule.
  • Aurum Estate is software and infrastructure. We are not a brokerage, we do not act as a real estate broker, and we do not market properties on our own behalf.
  • We are not a lender, mortgage broker, or loan originator, and we do not originate, broker, arrange, or recommend any loan.
  • We do not hold or transmit funds as a principal. Rent, deposits, and earnest money are handled only by licensed payment and escrow partners.
  • The platform helps tenants operate compliantly and enforces the rules they configure. It does not make anyone compliant and does not guarantee compliance.
  • Rules vary by state, MLS, and city, and they change. Partners are responsible for review by their own counsel before launching.

Bring the audience you are and we'll show you that part

The demo is configured, not scripted. Tell us whether you are a brokerage, a rental operator, an investor group, a title agency, or a lender, and we will show that surface with your own sample inventory in it.
